Property sites in Udon indicate asking prices of about 1.85 million so purchase price is probably in the region of 1.45 to 1.55 million baht. It would have been handy if the seller had stated the price. Another poster has mentioned the unsatisfactory nature of advertisements here, sellers failing to provide particulars lead to consequent conversations which really ought to be conducted in private.

My estimate is based on current market values as displayed on property agents' websites. I did thorough research on property prices in Isaan two months ago when I visited many places in the North East. Actually, but not wanting to cause controversy, Udon Thani was almost bottom of my list of places in which to live. This dubious honour was reserved for Loei with the clear and obvious leader, Nong Khai.

Fine, but the asking price never reflects the actual sale price in Thailand. He can ask what he wants for it and the house will remain on the market for the next few years. I think 1.5 million would a price at which it would actually be sold.
I, too, wish to apologise for taking an active part in the advert but our involvement would have been avoided if the price had been given.
This discussion might be better suited to a thread on the main forum. Would you believe that the asking price for almost every house I saw in Isaan was " Four million" ? There is one house near the hospital in Nong Khai where a "5 point turn" is required to get a car in a parking space and it has been on the market at 5 million for four years.
The stupid values placed on Thai properties are due directly to the fact that no expense is incurred by the owners when it lies empty. In the UK the owners would be forced to lay out money in the form of council tax, utilities standing charges, etc.
