Looking for an investment opportunity in Nong Khai

The family that sold is obviously delighted and has moved a little outside town to a big plot and has built two homes with lots of cash to spare.
I think the new plot was something like 800,000 Baht but then i found out another plot nearby that is a garage has gone for 4.5 million so just shows you how crazy the Thai property market is.

So how do members, and particularly those that live there already, feel Nong Khai will develop over the next few years? Will it become the place to live, or will it remain a quiet backwater (as some of the guide books describe it)?
The main feature to me seems to be the very pleasant river frontage and views. However, it's a long way from the rest of Thailand, with limited shopping and very limited nightlife, is it not??

I have not figured out what everyone is looking for when they describe NK as limited night life!I think one can find whatever they are looking for,but since it is a smaller community than some other places,it has less venues!
The weather is cooler than anyplace South of NK and it is 45 minutes from Udon.It is on the trainline and closer to Laos.
They don't have any English speaking movies in the theaters,but Udon seldom has any either.
It is easier and faster to get around and has plenty of good falang food venues!
When my daughter enters University,we will move from here to wherever she attends school.That is 3 years down the road and I am already letting it bother me!It took 5 years of living in Bangkok while searching for the best environment to move to.Moved here 4 years ago and I have never regreted it!
The police do not hassle falangs in NK unless your registration has expired!
The locals are friendlier than anywhere else in Thailand!!!

I've always thought it had great potential as a Tourist centre being so close to Vientiane and the Mekong being one of the biggest and most well known rivers in the World. It would seem however that know one is willing to put money into the place, so I guess the old haunts down south will continue to attract all of the Tourist trade.

Has anyone noticed how many new shophouses and homes are being built in NK?Even with all that, rents on existing properties have increased 25-30% in the last 4 years!
