Up and coming places to be?
Up and coming places to be?
Over the years various places in Europe that were inner city or run down have become the places to live. I appreciate Thailand and UTH in particular may not undergo the same property revolution that western countries have, but who can predict where the place to live will be for Farang in years to come? New land outside the city, inner city, villages around the ring road, or whatever. Any ideas?

Of course it is impossible to predict the future,but not to difficult to see the trends of today that will probably outlast our generation!The present and the ''near'' future are what is relevant to me,how about you?

I am interested in replies that address the question I asked, not some sort of tangental ramblings.
I asked the question because I want an answer, had I wanted an argument I would have chosen a different and blatently obvious topic.
Seeing as I will be living in UTH in years to come, I would like to make informed choices now.

Nong Sai. 4 kilometres from the ring road .. a mile or so past First Home estate.
Utter dump four years ago but is undergoing a gradual facelift.
I bought 3 rai opposite the medical centre there with full intention of returning there once our (my girlfriend's) obligations are complete in Ubon Ratchathani ... can't wait.

IMO,land bought within the city proper,although of far greater cost,is the most appreciable.Unlike many Western cities.where ''ghettos''devalue and possibly over a period of a long time become a low enough value for developers to enter the game and then appreciate,most Thailand cities just seem to sprawl with no particular area becoming ''ghettos''!
Land outside the city is really a hit and miss for future appreciation and one must be investigative patient in determining a fair price to begin with!
Another consideration is whether or not the land has an existing structure on it or not.The structures usually depreciate rather than appreciate,due to many factors such as;decomposing from weather,poor workmanship,low quality materials, a lack of proper maintenance,lack of interest in 2nd hand homes etc..Although this may also be untrue in relation to certain properties within a solid business district of the inner city that appreciate because of the potential customer flow!
I have bought land outside the city of Nong Khai,but it is river frontage land without existing structures on it and builder ready!It has appreciated in value,but their is always the problem of the number of potential buyers available if you are looking at it as an investment!
