Naam Jai,,,,, makes sense except for the 6th floor bit. I would never stay that high because of Thai building standards/lack of proper inspectors and fire danger/rescue response. If I remember correctly that 6th floor should put you about 70+ feet up,,,,,,, no thanks [-X

And if the electric lift fails,
but my friend has a 6th floor Condo in Pattaya and he has no complaints,so far.
He doesn't live there, but visits regularly.
He says he needs to be high enough to miss the Mosquitoes.
At that height also the fillies are more subdued, not being used to sex sitting on the balcony barrier.
It could be described as sex with a view.

Hi I'm currently trying to decide on buying land in two areas of udon. One property I'm considering buying is land about the same distance from the railway toward the temple on the road to HomePro; I was wondering if you have any problems with flooding in the wet season?

The other is in Baan Chang near the driving range and close to th airport.

Any information about the area you live would be appreciated.

from what i have read on the forum large flooding in the city was stopped by major flood controls being built. in the few years i have been here i have only seen local fooding at road junctions.

IMO, the benchmark for flooding in Udon was the July 2000 storm that dumped 13+" on Udon in about 6 hours. The government (Taksin) spent over a billion baht to provide a drainage system in response to that flood. That system hasn't been tested in a storm that comes anywhere near the 2000 storm. If I was a bettin' man about to buy/build a house in an area that was affected by the 2000 storm, I'd be sure my property is raised up above the levels that were previously flooded.
I've been told that many of the flood control gates that were installed have been pilfered of wiring/electrical gear....and I've seen some of the drainage walls on the ring road have collapsed from shoddy workmanship.
Homebuyers in the US commonly refer to the 100-year flood plan (a 1-100 chance/year of being affected by a flood) or a 25-year plan (1-25). I'd be prone to think that the chances of another 2000-like flood in Udon are in the 1-25 range, regardless of all the flood control. Like it or not, Udon's the bottom of the soup bowl....and after slurping all your noodles, you know where all the liquid congregates.

Me I would work on the idea that a flood could happen anytime, even though I am familiar with the 1/100 yr rule. I cannot remember to much about the 2000 flood as I was away, but I was living near the airport then, and from what the other half said at the time, it was more the town that flooded, so from that I gather the airport end of town sits on higher ground ..

the possiblity of floods would feature high on my list when buying a house in Udon..there are way more people and dwellings in Udon, than there was say only five years ago..so in 10 or 15yrs time the flood problem could be real bad in those places that are flood prone....having said that living near the airport was a nightmare at times, when you had the military jets come for afew days of training in take offs and landings..a man couldnt ruddy snooze if I wanted too....

me I would be looking 20yrs ahead when buying, what maybe quiet semi rural areas now, maybe full on suburbs come 20yrs from now....I may be wrong but there does not seem to be any zoning regulations in thailand, meaning one place is residential only, and another is commerical only..any ideas on this matter?? can someone build a slaughterhouse/ piggery next door to your house??

Grievous. I' bought a place near baan chang. Just inside the ring road. I think that if you are near the driving range you could get a lot of trouble with noise from the airport. The place I am in is called Maliwan Villa. A three bedroom two bathroom now costs approx. 1.6MB. When I bought my place the B was 71B to the pound and the cost of the place was 980,000B. DO NOT buy a house that is next to the ring road, always get a few hundred metres back, traffic noise, also suger cane lorries go past 24Hrs a day for a few months each year This stretch of the ring road is single charriageway, but due to become duel this year. Thai. time. Lots of new houses getting build now around here. Prices start for a multi story place, 1.9MB. Land prices have increased by over 100% since i have been here.

Thank's for the all the advice and information guy's. I've only been a udon visitor for the past few years and it takes a local to have seen all aspects of living in a town.
Flooding is a massive concern along with the lack of zoning, I wouldn't want to build my dream home only to have a factory built next door.

Check this location in Google Earth:
Lat. 17°22'55.19"
Lon. 102°51'37.25"

3.9 km from BigC to Sakhon Nakhon and then 1,5 km to north. Close enough and still very quiet and peacefull area. In fact you drive there through an old temple port.

Area has zoning, neighbours are either police or army staff or land is owned by them, but not yet built. Area has not yet been split, but it will be done after we have buyer. We are going to build our own house there and reserve 30 x 150 meters plot for that and so called beach. Total area is a little bit over 8 rai and about 3-4 rai's can be sold. Lake will be changed to include sandy beach, plenty of plaa nin and bordered to keep unwanted persons away. We look for a reasonable offers and also a buyer who wants to be located there and stay for a long time. Most important is that buyer must be a "good neighbour", because we are going to locate there. Full chanote land of course.

I do not give any price for rai or talang wah, because area size, which plot or if several etc. Plots 1-3 together would be about 30m x 50 m and can be bought in one or three pieces. I have plenty of photos if needed.

We are going to be in Thailand latest in April, if everything goes faster, even before. Then we are ready to split land. This is not yet a proper selling notice, but maybe price etc. will be higher at that moment... an early bird... :-$

Ps. Flooding can be a problem, but then we need also boats to move from place to other. We are going to have our house about one meter above surrounding land level.

Ref: comments about zoning:
This house is just inside the ring road, about 200m before you arrive at Carrefour, as you're heading from the airport. There is a sizeable new subdivision in the land just adjacent to this home. The home was built in 1997-ish.....very nice when built, we even considered renting it before we built.
At some point about 6 or so years ago, the owner started piling up trash in his carport....then the pile grew...and it continues. It's an eyesore to anyone passing on the ring road and must be an eyesore and more for those who live in the vicinity.....and yet, the pile continues to grow.
In the US, you wouldn't be able to open a motorcycle repair shop, a hairdresser, a karaoke bar, or a mom-pop store in most subdivisions. You certainly wouldn't be allowed to pile trash high in front of your home. There are rules/zoning laws here, but don't count on them applying in your neighborhood.

I just noticed that there is a large building being built on the airport side of the trash-home. That's part of the subdivision I mentioned in my initial post.
