I have heard of problems with some leases. In the event of a divorce, the lease can be considered marital property. Because of crooked lawyers and the expenses involved, I opted to put everything in my wife's name EXCEPT for the condo I bought before we were married. We have been together for ten years so it's doubtful that things will go bad but one never knows for sure. If my marriage were to go on the rocks, I would pack up and head for my condo and not look back.

I fear resales will be hard, to make money, maybe get it back but not to make money at this time, give it 10years and if the place has been kept well enough then maybe it might happen.

im not knocking but i also bought a shoebox in LPN opposite UD town, but ill use it when in town or maybe get a friend for long term rent, i cant see it making money ( if it ever gets built) for a long time

Construction not even started yet and "investors" trying to recoup their losses already? Good Luck.

all down to how much u want to risk, risk reward as they say

for me 8% down over 16months then 92% on completion is a gamble I can afford at Lumpini

The Base were looking at 40-50% down, no way, to risky for me

Looks like the secoNd location is just down Prajak Rd from the train station.....about 300meters down, on the left hand side.

would this be kinda opposite Mr Tongs? looking at google earth there is not much land there

As I spoke with Sansiri sales @Bangkok branch. They said for non-Thai citizens (Farang ownership) required to have down payment at 30%. I will try to negotiate to lower this down at 20-25%

The Base Central (as opposed to The Base across from TOT) will be built in the red square marked New Project. According to one ad, it will be 250 meters from Central, 150 meters from UD Town, and 350 meters from Bangkok Hospital. The project will consist of 573 units, 14 stories, built on 4 rai of land. Sales are slated to being this October. Interested parties can call 083-089-6958.
If you get a front facing unit, you should be able to watch the action at Mr. Tongs from your balcony.
No word as yet on pricing.

Now, that location is a winner provided the price is right. BUT I have a feeling price will be north of 70k/sqm...for yet another shoebox. A standard room at the Centara hotel is 32 sqm. A Junior Suite is 72 sqm. I'm taking bets it will be cheaper to long-stay at the Centara than rent at The Base Central (all-in). :roll:

Perhaps a typo in Parrot's last post, land plot more likely 4 rai (not 14). IMO pricing will be north of 80K per m2.

Getting a decent yield / rental return for owners may be a challenge in Udon however, even if The Base Central is the best city center location thus far. For owner occupiers, rents may be less of an issue.

Resale values will be interesting to watch as all these new condo projects are completed, transfered, etc. If speculators were hoping to flip their units before or even within a year after transfer. With literally a couple thousand condo units coming on stream, I predict a buyer's market may be coming around that time.

Well I paid 50,000m2 at Lumpini which is just up the road a bit still walking distance to the same areas

No way would it be worth more than 65,000 if more I'd not buy

What were the actual selling prices per square meter at The Base (TOT)? I thought they were 70,000 up, though am not certain. Give some examples, low to high please...

Then, I would venture a guess that whatever they were, add at least 10,000 baht per M2 to that price, for the Base Central, which is why I guessed 80,000+. All just guessing really.

Simple logic. They know that the usual farang has money saved on some account somwhere that they can suck off and return their investment more quick etc. Look at the usual Thai - no savings, only debts...

Looks like prices start at 2.19 million for a 29.5-31.5 sq meter unit, one bedroom, one bath.

Two bedroom one bath units will be 47-49.4sq meter and 2 bedroom 2 bath units 59.5-60 sq meters.

I used to think that about Cellini homes. I don't anymore. :)

I'll be giving some serious thought about getting a unit or two, but leaning more towards giving it a pass at those prices for yet another shoebox unit...

Observing the construction of the CP condo building near the Land Office...they are at 8 stories now. All red brick...

Here's some additional info on the new Sansiri Central Condo project:

Sales will begin 5 October at the existing THE BASE Sansiri project, directly across from TOT. Prices being at 2.19 million. Again, this info pertains to the new Sansiri Central project.
