Any contract here to be enforceable must be written in Thai. Frankly sound to me like you opened a real can of worms. My wife doesn't remember any due date on a debt we have. just how things are. Rental business anywhere is tough. you be very lucky o if the house isn't thrash ed when they move out. That is the norm again anywhere.

It's a business and your taking things much to personally. If you can't distant yourself sale the house an get out of the business.

Out of curiosity why didn't you just amend the contract to the 5th?

You will never find a perfect renter.
