We have just completed our house in the Ban Chiang district. We used VBs..(village builders)..and Wifey Dearest did all the talking.
I was denied access to any discussions due to my use of the f bomb/s.
Our total costs were under TB 4100/sq.m. VB cost under TB 1600/sq.m.
The quality less than desirable but at 40% lower than the next quote I am not complaining. If only I could have found a mitre box.
If we had to do it again and I was allowed to haggle with the builders; buy a concrete mixing machine in lieu of CPAC; buy all our cement (and everything else) from GH and use slightly smaller truss sections I reckon I could come in under TB 4000.
VB took 3 months exactly. Always on the job ( 7 days a week) except for Buddah days and 1 day after they all won the lotto.

Thanks maaka...the design is a copy of the South African Karoo houses built in the early 1900s. I had to lose the gables because I didn't trust the builders with a wall flashing..(given the rain we get here)...I made the windows too small...and the patio roof is about 500 mm too high...but it is very comfortable and practical....no steps!!

small windows can be a bonus sometimes Mex, as glass gets real hot in Siam, and hence the inside of the house..

Must be a trait with some falangs me included that the F bomb does come out a bit, my missus is happy for me to stand down when some negotiations are dealt with. But not all.
Nice simple design, and the kitchen looks good.
You made me google Karoo houses and they are quite good and simple, a lot like some of the very early homestead houses in outback aussie.

I have a book on the Outback and the buildings...hotel and shops are identical to the Karoo buildings...the major cost in those days was the importation of roof sheeting from Mud Island.
