I have put the idea of building a house on "my field of dreams" on the shelf for now. Instead, I am converging on a buying a new house in the Hansa Estates to the west of the city. The list price of this 2-storey, 3 bedroom, 2 bath, 160 sq. meter house is 2,550,000. Here are my questions:
1. Do you have any general comments, bad or good, about this estate?
2. They are sweetening the offer with 2 extra A/Cs over the one listed on their brochure, and absorbing the whole of the transfer fees which according to them would be about 100,000 baht, and is normally split 50-50 between them and the buyer. That is, so far a total of about 80,000 baht in sweeteners. What reductions, if any, is reasonable to ask for in the price?
3. According to them non-Thais can buy this house with 30% in downpayment, whereas the Thais need only 10% down. There would be no need to establish a Thai company. This is contrary to my understanding that non-Thais can not buy a house,
In any case, I am inclined to have my lady-Thai buy this house and lease it to me for say 25 years. What do you think and whom do you recommend for the legal advice and the subsequent work?
