Got a haircut in the neighborhood and couldn't resist the flag wavers at THE BASE, so I stopped in to ask some question on THE BASE CENTRAL. Construction is 'due' to begin in July 2014 and last for 2 years (coincidentally, construction on THE BASE across from TOT is supposed to begin and end the same time).
Prices start at 2.19 million but will be higher for 'lucky number' floors/units and fengshui positive juju. Unit sizes start at 29.5 sq meters up to 61 sq meters.
I left wondering how much a Sansiri flag waver makes over the course of a day.

Construction on the Sansiri Condos at Central is due to begin in July 2013 and be completed two years later. According to the article in the link below, 30% of the units are already reserved.
Sansiri (Inc.) is now looking for a large piece of land outside the city, 30-40 rai.....to build homes in the 3-6 million baht range.

Plenty of land available in the area behind the new Lotus all the way back to Kutchap road. Plenty of roads and other infrastructure. I wouldn't mind the dramatic rise in land value one bit. ;)

I had a look at the base on the weekend. The prices started at around 1.9 mill for 29 Sqm on the second floor. All of these have been reserved, you can still buy a 31sqm on the 3rd floor for 2.1 mill that faces tongs or a 29sqm facing the pool for around 2.4 mill The staff informed us it was 40% sold.
I also had a look at Lpn display suites and was surprised how roomy the apartments were when furnished correctly.

65,000 does sound alot but its not crazy, i paid 50,000 at lumpini and think it will pay off in the end lets hope so, i paid 70,000 in pattaya for a 5 star development but that was 2010, Bangkok you would be lucky to get anything good under 100,000

dont be fooled 65,000 in 10years from now will sound cheap as fook

You have to consider that ,unlike a house that you build on your own land, 65,000 baht per square meter isn't only apartment area it also includes the cost of communal area such as gyms, pools, car parking and so on.
My wife put a deposit on one unit and I'm quite confident it'll prove a good investment for her but as we all know without a crystal ball every investment has risks.

I don't think you have anything to worry about with this project, Sansiri are probably the best developer in Thailand and the location is a no brainer, I wish I had some money, I would buy one straight away.

My experiance in Thailand ive had 3 houses sold 2 and live in 1 now, both the first 2 houses were constant maintenance mainly because i had pool problems hence no pool in the 3rd one, but i want to keep the standard up in the house so painting and repairs are important for me most thais let the house's degrade and never maintain them, ive learned along the way and this 3rd house was the cheapest to build but by far the best, will i buy another house in Thailand? no way this is the last.

Condos, i have 2 of them, hassle free as long as you buy in a good develpment that keeps it to a high standard, rent is easier to get and there is no outside maintenance to worry about, OK today it may seem Udon does not need Condos but one day it will, may not get the returns like Bangkok but around 7% is very possible in Udon, and the value will/should go up.

Goodluck with the investment im sure it will be a winner

I'd be interested in more scoops about organizations opening up shop looking to provide staff residences (ala Bangkok Hospital, et al). I am sure we will see some of the big boys relocate from Bangkok at some point. When/Who is what I would like to know. A few of them could fill up chunks of units in each development. Sansiri included.

to the posters that mentioned 'flipping' a unit prior to completion, i ask, that is with the developers approval, right?

as i understand doing that, it requires formal prior approval from the developer.

perhaps my lawyer is a cross the eyes & dot the tees guy.

Are Udon condos going to go the way of NYC co-ops? With the glut of uninhabited new houses around town.....and probably hundreds more going up....you'd think a condo developer (in Udon) would be #1 interested in occupancy. Nothing screams "stay away" more than a blacked out 14 story building in the dead of night.
I would be interested, if anyone has a copy, of the buyer's agreement to one of the major condo developers in town.

Yesterday for the first time, I visited the sales office of Sansiri on Prajak Road. I asked price per square meter and approximately what percent of the building is "sold". 80,0000 baht average per m2, and 40% is reserved.

The first Sansiri project b y TOT sold out 90% plus in first week.

The second one, best location in town, very slow selling. Me thinks the market may be saturated, at least for a while. The speculators stopped buying IMO.

For that kind of money, I can stay in a decent bigger hotel room with no utilities to pay and every day maid service for the rest of my life. I don't think I could stand living in a 29 square meter shoe box. I have a relatively small house and my living room is bigger than that.

My condo in Jomtien is 60 square meters and that is a livable size with a separate bedroom. I have my English speaking TV and computer in the bedroom and my wife has her Thai speaking TV in the living room.

Does anyone know if Sansiri still advertising The Base Central on the Prajak road?

I placed a down payment and signed for a unit there on April. But now just found out they havent advertise it on there official Sansiri.com website so kind of worry they might cancel the project Or maybe its getting delayed.. :?

I went by there last month and seen very little of anything going on..

I had looked at these, for me overpriced and no deal to cut with them

I ended up buying a Unit in Lumpini Posri opposite UD town, I never expected it to be completed as quick as it did and the finish of the place is very good..happy I picked Lumpini over the Base

I hope it works out for you...

I only choose the base central for its prime location, didnt really mind paying the premium.
My thai missus called the sales agent. They replied it wil be completed in 2017!!!

Not to knock your choice but 'prime' location? what within walking distance of Central and Day night bars?, Lumpini is also within walking distance and also right opposite UD town, i would say Lumpini is in a better position location wise, not sure how much you paid per m2 but going on the base rates i saw they were as high if not higher than Pattaya.

shame also now you have to wait 2+years before completion

they did look nice Units though..
