Financing For Foreigners - Build Your Dream House

Having struck a deal with a land owner who has plots available inside the ring road and only approx 1 km from the city center we are very excited to be able to offer financing to ease the pain of poor exchange rates. However if the location doesnt suit you we can help you to find a plot or use land which is already available to you.

All you need to do is select the design of house that you like, pick your plot and pay the deposit. We will then oversee the construction of your dream home to completion. The balance can then be paid monthly over a period of time convenient to you.

The interest rate will be fixed for the term at 5%.

some minor details would be nice, even though contact for details is available, but could save you and anyone some time, as sure at least 10 or so people, including myself would be interested in the basics.

say if already having land and builder, the usual, with banks, is 50 % down, and financing up to age 60, anything else takes some creative negotiating. this based solely on farang finances.

some type of details like that, as the land and house design/construction would change to each one's choices. simple add ons to final figure. but interest and available legnth of loan would be interesting.

LA,

It was my intention to provoke as much discussion as possible in order to create potential interest, hence the initial lack of detail.

One major stipulation to being approved for financing is that our builders carry out the construction works. This allows us better control of the financing of the project.

Please be assured that this will not detract from the quality of wowk or indeed the final finished product. As you. the owner, will be able to really get involved with design and specification of your house. we will of course have example designs to show but appreciate everyone has different preferences and appreciate the appeal of flexibility.

As regards to deposit, this depends, of course, on the individual circumstances. Which I am sure will differ in every case. Rather than an extended mortgage style agreement we have set this up with the current economic situation in mind so expect most to require relativel short term agreement, i.e. up to say 5 years to repay the balance.

On this basis I would expect the deposits to be in the region of say 30-50%. as I said every case will be judged on its merits and taylored accordingly. Interest as mentioned will be fixed at 5%.

UPAL, I would be interested in the location (map reference) of these 'plots' which are available. For me, location is of prime importance.

OK UPAL, the location isn't too bad but I wish there was a road that crosses the RR tracks for access into town. Where can I see floor plans or pictures of the houses available?

I am having some example floor plans drawn up as we speak, should be ready by the beginning of next week. The flexibility is there for you to design the layout and basic design yourself if you wish and we will cost the job accordingly.

I am sorry but I can’t even keep up with the ever changing visa rules, but am I correct in that Thai law has been changed in that foreigners are able to purchase and own real estate in Thailand now?

I can understand the financing of the actual dwelling, but are foreigners actually able to put land and a home into only our name?

House ,but not land.You could get a usafruct the would give you complete use and control of the land for your lifetime!

Answers to previous unanswered questions:

Plot sizes are flexible to the purchasers needs and dependent on style of house reqired.

Rather than a conventional 'village' style set up the available land is being offered so that each lot is completely individual with access gained via a private road serving no more than I would expect 4 properties.

Regarding ownership, its true that whilst foreigners cannot own land in Thailand there are ways of legally protecting yourself be it by Usafruct or by a lease style agreements. More info can be found here: http://www.udonpropertyandland.com/?q=node/6

I wonder where the financing was coming from to fund prospective buyers.

How would financing ease the pain of poor exchange rates, would it be a case of UPAL loaning at a nominal exchange rate so transferring the risk of a fluctuating currency market to them?

Would an interest rate of 5% have covered their risk?

Do you have to be licenced to loan money in Thailand?
