House Sale Fees

Does anyone know what the norm is in Thailand, in terms of the fees paid, firstly to an Estate Agent who markets your house and finds you a buyer who proceeds to completion; and secondly, if a local/neighbour or similar (simply) introduces you to someone who buys your house?

In the latter situation I understand that it is usual to make a donation, but can't remember the figure/percentage.

When we bought our house last year the real estate agent got 3% from the seller so that may be the norm or going rate.

Yes, the norm for proper Real Estate Agents seems to be 3%.

It's the situation where a neighbour or local introduces you to someone who then buys your house, that I am particularly interested in.

I guess some of us will have encountered that from the other end of the situation, ie. where someone introduces us to the seller.

It seems to be accepted that 5% is the normal introductory fee, although nothing is ever mentioned beforehand. My wife has both paid and been paid this amount in the past. It was once suggested by a Mia farang that we add on 100k for her to the asking price we wanted from her husband. So watch out for this one. If possible keep well in the background when negotiations are taking place. I'm sure I don't have to tell you that. :lol:

yo, don't be selling the house in phuket....................i think i was actually going to take you up on your offer this year. since kata is getting a bit crowded and i don't find myself spending any real actually time in the surf, wanted to check out your area, which seemed nice last time there, ok beach to look at, shade and vendors and plenty of restaurants in the area.

hope you make nice profit if that's the one referring to and selling, wish i had your money, i'd consider buying it. :roll: :roll: 8)

Well LA, since moving back up here, I haven't been getting sufficient use of the place to justify keeping it on.

I have been waiting for your approach to stay there, or your cash offer to purchase it, (from this month's pension :lol: ), but noted that you seem to default to Kata each year!!

Ironically it is a farang neighbour who has introduced an interested potential purchaser (a passer by). When I told him if it went through I would be very happy to make a donation to him, to my surprise he very quickly pointed out that it should be 3%.

3% is the same rate as the selling Agent would charge. A selling Agent who takes photos of your property, prepares advertising material, puts it on their website, deals with enquiries, shows people round, handles negotiations, liaises with the lawyers and would ultimately progress any sale, - for their 3%.

Whilst I would be more than happy to make a significant donation to anyone who introduced a buyer who actually proceeded to completion, even as much as 3%, logic suggests to me that it ought not to be as much as 3%, unless they were doing most of the above. :? It was for that reason I was therefore trying to check the facts and establish what the norm or established practice is in Thailand. ;)

Sorry that was the comission on land transfers, not with a built up dwelling on. She reckons it would be normal to agree a figure , then add it to the asking price, on property. 8)
