Valuer in UTH

I still cannot understand why my posts have been blocked, but seeing as I am no longer UTH mai pen rai.

Does anyone know a valuer in UTH? I need a building valued for purchase. Of course any Thai will be able to influence them, but I need a ball park figure closer to the real one, not a Thai make believe one.

Your posts are not being blocked.
They have to await approval.
I believe that the web master has already PM'd you and explained it fully, so I am surprised that you feel the need to bring it up again.

As far as Your request goes, the easy answer is no. There is, as far as I am aware, any independent assessor of the value of property in the way that there is, for example in the UK. Certainly not to the extent that you could employ them & then, if their advice proved inaccurate, sue them for the error.
However, this thread is well worth a read especially the post made by eagle, as it does point to a method of discovering the prices people are willing to pay for land.

The route that eagle offered is the only way you stand any chance of establishing a value.....otherwise it is just as much as you are willing to pay & as little as the seller will accept...Apart from knocking on the neighbours doors, asking them how much they paid & when & accepting their answer (if they are willing to give one) is true.

Anyone have any pointers to the property market in uth for the past say 10 years?...ie how much increase?

Really you can do a lot of ground work looking through the various Real estate company websites, you'll need to know its exact location by map, then you'll need to see (or know) its exact situ (dirty street/neighbours, bad roads, etc), you could then look at the classified sites, Baht&sold, Udon Classified, and of course UM, take all this info and that'll give you an idea of what they should be asking, then lob off 10% to be more accurate, remember you can completely furnish a 3 bed home for 300k here (AC, kitchen, the lot) so although these things have a value, keep it real, a good swimming pool only really puts a max. of 500k on the price, and a 6x3 (very small) maybe just 300k. The house itself being untidy is a minor prob as labour is so cheap, more important to buy 2+yr old and look for settlement cracks if it doesn't have any, the chances are it's been well built, mind look for tell tale signs of gap filler.

Property increases in Thailand - talk to some people and they'll swear it's been goin up and up for years, the reason for this nonsense is cos it's in their interest to say it, or they like to dream about what their property is worth, my experience is property prices is most locations haven't really gone anywhere. I don't like the "inside ring-road" tag as it's not accurate, there are estates like Malliwan Villa that is inside the ring-road, but it's not as good a location as Nogn Prajak lake is it?

I think prices within a 2-3 Km radius of UD centre have climbed rapidly over the years, when I left Pats 4.5yrs ago, there were new 4 story shop houses on 3rd road selling at 2.5mTB, you can't get one in Udon less than 4mTB, but the further out you go the less increase there has been. Land however is another story, I know a plot just 10 mins walk from NW tip of Nong Prajak lake (in Nong Sam rong) that was purchased 10yrs ago for 80k and sold last year for 800k, this was all Thai on Thai, absolutely nothing was done to the land or its surrounding area, and the buyers being neighbours knew exactly how much the seller had purchased it for 10yrs earlier, in fact it was common knowledge in the village.

However this info shouldn't be mis-read, if land has gone up so drastically the chances are it will steady for many yrs in the future, and as house prices have been so stagnant they may well be due a steep increase.
