We built the original house from stock government plans about 3 years ago. The family did the construction where we modified the plans slightly and the end result is pretty damn good. The government plans had all the details re- foundations, footings, septic tanks so it was relatively painless (apart from the electrical work but that is another legend).

Now we are clearing the two structures at the back of the plot which will free up around 300 sq m which is going to accommodate a 2-storey structure with guest rooms and my very own private eyrie over the new carport (for my new sports lorry). Eventually there will be a pool as well.

But first; I have drawn up the plans using a really good home architect program so just need to have a local house designer or architect go over them with regard to the foundations, construction materials, slab, etc., as well as catch the obvious mistakes. This will also enable an accurate cost estimate. Does anyone have a recommendation for such a business in Udon and the costs involved?

We did make drawings based on my own plan with one constructor. Plans with septic, electric, foundations etc costed 5000 thb, cost estimation was included, but not necessary, because it is based on building size and how many pillars you need.

In example our plan was for 300 sqm house and keys to hand price was 2 400 000 thb. Same builder had built a little bit larger house with less than 2 000 000 thb few months ago. Only difference was that we had more pillars. More pillars means more complicated structure and more inner walls etc.

You should get cost estimation between 9 000 and 14 000 thb per sqm, if you do not have costly extras.

Back to plans: If you like official stamps to drawings, it will take 3 000 - 4 000 thb more. Then you can use those to build a house. I believe that normal price for the whole planning could be between 10 000 and 15 000 thb.

when i started build , i did not have the luxury of having so many constructors, and building shop in udon,( the ring road was all empty on the side..) , i did have my own plan and the house builder i used than made up a plan ,for 10.000 bath
1 year ago, i leave somebody who is working with tesabaan draw up an other plan for an other home , 3.000 bath......
when up to me i am not paying 10-15000 bath for a plan, also my next home will be a home without any pillars..., european style.i think about building cost per sqm when you can stay within 3.000-6.000 bath /sqm ( depending 1 or 2 floor home..) , you are ok......., as of my style for example , i have a new plan for my next home in case i will move from my present home.., i will buy all material myself , only need contractor for labor only.... , i all ready asked my regular local ( thai) contractor the estimate, 180.000 bath for labor only...., home completely finished , including a wall around the home of 88 m....., again this is all individual and up to you what you think is a fair price, as long as you are happy.... and as many farang contractor ( mostly the also bring the farang prices from abroad) now in udon you must be able to find somebody, ....... good luck with your quest....
