The Sansiri project sales office opened today. 14 stories, 400+ units on 3 rai, from 29 m2 up to 62 m2 (two bedroom), price range said to be 70,000 to 80,000 baht per square meter, not taking any bookings or giving actual prices until May 25th which will be a mad rush by locals with cash deposits in hand during the first hours.
There goes the neighborhood.
For those who do not know, IMO Sansiri is one of the better condo and housing estate developers in Bangkok.

The Base as well as Aspire have very elegant sales offices with smartly dressed security guards and pretty girls in the office. Sometime soon they should start construction which is scheduled to take 2 - 3 years to complete. That's without any unforseen delays.

I stopped in today for a chat and to pick up a brochure. Surprise, surprise, the brochures aren't ready yet, pricing has not been set, and the expected building start date is 'sometime' next year with a completion date of sometime in 2016.
Sales officially begin on 25 May.
The woman gave me an unofficial brochure in Thai(powerpoint??)......1 bed/1bath size units are 29-31.5 sqm; 2 bed/1 bath are 46 sqm; and 2 bed/2 bath are 59.5-62 sqm.
The land area is 3 rai and 20 talang wah. There will be one 14 story building that includes underground parking, with 408 units. A few of the advertised conveniences include: an exercise room, a swimming pool, a clothes washing room, and 24 hour security, and an outdoor exercise area.

Was away for the week May 31 (opening sales day, for pre bookings) to present, stopped in today to inquire what percent sold. Answer: 5%.
5% remaining for sale! 95% sold.
We'll see when time comes to pony up the next payment on contract signing, within two weeks. And then once completed, if enough renters, or buyers for second hand sales, vs units having owner occupancy. The real test is when time comes to transfer at the land department following full payment.
Though to me, hard to imagine renters in Udon Thani willing to pay 12,500 baht per month for the 30 square meter one bedroom unit, or 25,000 baht per month for the 60 square meter two bedroom unit, which is minimum rent to give a 6% yield to the owner.

That`s crazy! A retired Bangkok Bank manager told me it's insane (his words) that people are paying such high amounts for condos in a city that has no real use for condos. In his opinion, you buy a condo near your work when you live in a place like Bangkok and don't want to put up with the horrible traffic to cross town. In a place like Udon, he said, why spend 2 million baht for a bathroom-size condo (his description, again) when you could live a few minutes outside the city and build a home for that amount. He also commented that the Sansiri project in Khonkaen is not doing well.
So, no reflection on any of the condo projects in Udon, but from what I've been told by CP, Lumpini, and Sansiri is that building won't take place until later this year (Lumpini, CP) and mid-next year for Sansiri. Obviously, a lot of people are betting on the 'future' of Udon rather than the present.

Driving past the Base this morning and a half dozen young folks out front all dressed in white and waving big green flags. Stopped and went in to see what all the ado was about as it was reported on here that only 5% of the units remained unsold. Well someone got their figures mixed up. Was told that only 5% have been sold and 95% unsold. So those wishing to purchase one there are 380 or so left.

And this is not counting Parrot (he seems to agree with my report however, mostly sold). So meanwhile will stand by what their sales told me a few days ago, 95% booked (but not yet taken to contract). Reason, I went from semi hot to very cold, it is not my nature to choose from the remaining 5% and I was out of town on the days they actually launched and starting taking bookings.
Time will tell!

And note when I went, the gal was more interested in playing with her smart phone behind the sales counter than continuing to tend to me after my surprise to hear 95% sold....hence my dwindled interest to choose from any remaining 5%. Perhaps she correctly perceived my waning interest.
Imagine, 46 square meters with two bedrooms, two bathrooms, and theoretically, also a living room, a kitchen, and a balcony! I'd rather have 46 square meter studio (one large room) with one bathroom.

Just what does 95% booked but not taken to contract mean? To me a sale wold require a contract. Maybe it' a way to obtain the financing to fund the construction?

Common practice in Thailand property developments is to pay something like the following schedule:
1. Booking fee say 50,000 baht, secures the unit
2. Down payment on contract usually within 2-4 weeks, perhaps 10-20-30% of total less booking fee, though in many cases the down payment is also a payment schedule spreading out much of this over the 2+ year construction period. So it might be 10% on contract, and another 10-20% in monthly payments over two years.
3. Pay the balance, eg 70-80-90% on completion and transfer of title.
The lower the down payment, the easier it is for speculators to rush in, as they assume they can either flip it (sell it) before completion and conceivably double their money (the down payment) since all they have in is the low down payment, or on completion rent it out to cover the financing costs. Can book it, and get the contract, without actually having any financing in place. Only need to "show the money" for financing or the rest once completed in say 2-3 years.
Sooooo....my bet is most of the "bookings" at Sansiri Udon will go to contract, though are speculators hoping to flip it before completion or rent it out after completion to make the longer term payments, vs actually come live in it as their primary residence, let alone pay cash for the unit outright. Though who knows?

In addition, I think "booked" means 'reserved'. In other words, if you want that hot corner feng shui unit that points East overlooking water and land and has all the right juju, you can't have it because it's booked.

The total down payment including booking fee etc sounds like only 10%, with 90% on completion? Now that really would ramp up fast "sales" and speculative bookings.
Though like the sign I liked that hung over a toilet, "the job isn't finished until the paper work is done" and to me the paperwork means transfer at the land office with cash or financing in hand.

The paperwork I received from Sansiri doesn't include that info....but I seem to recall Lumpini including that in their pamphlet (in the tiny-print section).....I not longer have it. If someone wants to scan in a copy, I'll take it on as a homework assignment.
