ok, advice to my other post about buying a house has convinced me to rent!
Now:
1) Presumably a foreigner can rent even if they cannot buy?
2) What will an Agent need to see before they allow me to rent?
3) What sort of pre-payment / Bond is normal?
4) Are rental costs negotiable?
5) What method of payment is acceptable - for deposit and monthly rentals....M/T direct to their Bank?
6) Will agents show me around properties or do I have to hire car and make my own way around?
7) How long does it take from agreeing to rent a house to moving in?
Any safeguards I need to be aware of?

3. For what I needed the owner to do, before renting, we agreed to payment of 1st 6 months. She had to spent between 40 to 60k

6. I hired a tuk-tuk - don't think back then there were many agents. Find a neighborhood you like and where you want to be and ask around.
7. depends, if empty and everything is to YOUR liking and if you want an agreement in english, next day or three.
8. Yes, a neighbor with lots of barking DOGS! Might want to look at the electric's, like an ungrounded shower water heater. Ants are solvable, well unless they have already infested the place.
Good luck; 1st place I rented I stayed for about 2.5 years.

The rent is still valid until the end of term. Because the rental agreement will not be terminated because of the transfer of ownership according to section 569 of Thai Civil and Commercial Code

they come every month and take there rent 1 month upfront
it is a lot easy than you thinking
but find where you can like to stay - go day and evening, not very nice if total dark
and a lot of dogs and a lot of chicken, wake you up 5 in the morning
easy to get internet, go to 3bb or tot
easy to get cabletv
most off your bill, you can pay by 7eleven
good luck

You can buy a house if you are a foreigner in LOS. Also if you have a large, amount of money. tied up in a Thai. bank or Running a Biss. you can also buy land. But for me to much hassle. I bought my house in my name and the land was put in the wifes name, with me having a 30 year lease on the land. This was in Udon. Things like this should be checked before hand with the proper people and not just someones advice fron a forum IMHO. You are dealing with a lot of money and things can change every day.
Also there are other people on this estate. foreigners. who have bought their own house but because they did not want to put the land in their T/G name, they were not married. They signed a agreement with the owner of the land. What ever you do, IMO. make sure you do it correctly and with the right people,
The bloke next door to me had a Biss. in Puket. When he sold his house last year his wife said "Ill get halve", He said no it was bought by the biss. and goes back into the Biss. He had his head screwed on,
As for owning your own house. you can do what you want with it. Also it is money in the bank. My house has doubled in value since i bought it in 2006. If i had rented i would have made a landlord rich by now. Just my opinion..

And if you cannot find what you want, then what do you do? Just buy something overpriced in one of the ghettos? And that you will be stuck with when noone wants to buy it when you have found something you really like.

Just my view on this subject. Put 1.5 million in a Thai bank get 3.5% interest. That's 52,500 baht a year interest. I'm renting a nice house for 4,000 baht a month. Look around they are easy to find. That's 48,000 baht a year. I have my 800,000 Baht in the bank for my Visa. I'll never lose my 1.5 million to someone else. And if the neighbourhood goes to hell I can pack and move anytime. To me it's a no brainer. But everyone is different.

Use to be 4,000 a month for a nice house, now most are about 10,000, still some older homes cheaper. Take a survey on here how many married farangs rent compared to how many own. I think you will find most own. If you are worried about your wife taking your house and throwing you out chances are you shouldn't have married her in the first place. And there are safe guards you can put into place if you are unsure of her motives. BUY BUY BUY!!!! But buy a house that suits your needs, no need for a 5 bedroom 4 bath unless you are inviting the inlaws to move in. I have a small 2 bedroom 1 bath, just me and the wife paid 380,000 for it 2 years ago located in NaDee.
