Buying about 2 rai just outside ring road NW of the city. I have my own plans already. @260 sqm American-style 2-story house with attached garage. "May" start late Q1 2010 (yes, I know...rainy season...) or start 8/2010.

I am looking for references for building contractors who can BUILD TO PLAN as it is a little different from the grid-style plans common in Thailand (has basement, too). Builder should have a good reputation and relationship with local authorities (will be verified).

NYJ House has a nice ad on Udonmap and probably the most professional website presentation I have ever seen in Thailand. Anyone have any experience with them? Are they professional or profe$$ional?

Prefer local to Udon. Post or PM references appreciated in advance. If you are a builder, sending/posting rough quote would also give you quick response points.

My brother is an architect. He's got several years of experience in a famous company focusing on high end properties. If you are interested, I'm sure he can show you his portofilo. We can also recommend you our contractor. You can make a decision whether to pay the contractor by man power or by summary cost of construction. When I built my house a couple of years ago, I paid the contractor by man power. Because many contractors don't follow the spec. no matter how big their names are. And you never know when they give you poorer materials.

There's a house in Udon similar to the one in the photo of your link. It's about 1/2km past Harry's as you're heading toward Loei, on the opposite side of the road (of Harry's). If I'm not mistaken, the guy has a shingle roof....if so, it might be the only one of the kind in Udon. It's set back from the road about 50 meters, big gate at the front. Same color scheme as the photo as well.

Basement? In Udon? I knew a guy who tried to build a house in Nongwahsaw with a basement. The contractor wasn't keen on the idea but did it under pressure. Sure enough, first rainy season it filled.

Thanks for the info. I will check it out and ask questions when I am in town again.

Yep, if not properly waterproofed and engineered against perils like shifting soil and other things, having a basement is just a dumb idea. I know what needs to be done; I just need some builder who can do it.
