How well they speak english and any other languages other than Thai.
A good website is very important that will bring up the for sale items when googled.
There are many over priced properties on the market so "listings average days on the market" can be influenced by a vendor nof being realistic with a sale price.
3% of sale price fairly standard with no upfront costs.

In UK it was usually 2.5% joint agency fee(If house on books of several agents) or 1.25% if sole agency for either 4 or 6 weeks ....... No sale No fee
