How well they speak english and any other languages other than Thai.

There are many over priced properties on the market so "listings average days on the market" can be influenced by a vendor nof being realistic with a sale price.

3% does seem to be fairly standard here, although I'm not sure what % is used if "SOLE AGENCY" is allowed .

In UK it was usually 2.5% joint agency fee(If house on books of several agents) or 1.25% if sole agency for either 4 or 6 weeks ....... No sale No fee
