Oh so the land next to the families land has now turned out to be her mothers.i think you may be going down the same road as many others have in the past.your not giving much info about the size of the land or it location and price.im starting to suspect this is turning into a plan where the family all get a slice of the cake,she gets a house and you end up out of pocket by a heap of money.as for land lawyers,they will go along with whatever she tells them.her inpatients in this matter only makes this look worse to me.why do you have to buy this land and go through more money than you expect and be stuck in a place you may not want to be.there are a lot of bargain properties around and no headaches with family messing the job up.two things I would advise you.ask the family to show you one of the houses they've built and don't buy any land without a usufruct.if you go through with the build and fall out with her you'll have to kiss goodbye to it all.the other way is just buy her some flowers and a box of chocolates and say forget it.

I am being given lots to think about here. The latest thing is a pick up. I don't really want to do too much driving here, but considering where we live it does make sense to have some transport. The family does have an old battered pick up that has seen better days, so I suppose it would help them. And the wife tells me her brother is happy do to most of the driving.
I mentioned to her about a few of the points raised here and got a frosty response. I might just go with the car for now and tell her that I want to make sure I can really settle here before committing to a house and land.

we built just under 2 years ago
28 x 12 mt = 336m2 plus 1.6mt eves
8,900 baht m2
we purchased all products and had contractors do at m2 price for different stages
started of with the idea if i got 80% satisfaction on finished product thats fair here
well to my surprise i was 95% happy and im a fussy bastard
built with
outside walls 20cm q-con blocks
inside 7.5cm q-con blocks
colour bond roof with 2 inch pu foam
perimeter wall with electric gate
garage with electric rolla door
index kitchen
fibreglass swimming pool
top quality pant
good quality tiles
good quality fitting
inbuilt tv wall unit
good quality top sliding aluminium doors and windows
security bars all round
good quality curtains
if i done it again i think i could save by knowing more about 300k

use q-con blocks for sure minimum 15cm on the external walls
a few pictures attached to give you an idea

me I would allow 1 mill baht for an average house, as things and ideas change during the build.
.my missus was given the land off papa, but it was not big enough for me to feel not hemmed in, so had to pay for the adjoining land off the family..no problem really as it was worth peanuts compared to back home..I have done my dash so I dont mind giving back to pay for my sins
DONT SPEND MORE THAN YOU ARE WILLING TO WALK AWAY FROM, IF ALL TURNS PEAR SHAPE WITH YOUR RELATIONSHIP...

Boot, I'm sure that her brother will be happy to do most of the driving
- and in two years time you will have another 'battered' old pick-up in the family.
My pick-up is fourteen years old and almost as good as new. I am the ONLY one who drives it. Not trying to be negative about land, house, car etc, or trying to spoil your relationship, but trying to help you avoid the pitfalls of so many others.
Would you buy a new pick-up and build a new house for your girlfrien in your own country? Others on this forum have given sound advice - rent for a year or two and see how things settle. Enough from me, but good luck!

To have a house built with good quality materials by a professional construction company not a bunch of farmers masquerading as builders you are looking at between 16k and 18k per square metre. That's including all materials and also includes electric showers, toilet, tiles, paint, sinks and taps etc.
Give Together Construction Thailand a call they are brilliant.
No messing about they start on time and finish on time. Speak English and owned by a British guy who is a qualified engineer and builder of 30 years.

Hope he has sorted things out. Good comments given here from guys who have learned the hard way. Hopefully, he's proceeding very slowly.
