How much to build a house?

I know, stupid question! My wife’s old house in the village is falling down. She wants to rebuild from scratch even though the family all have decent homes. As a rough estimate, how much should she expect to pay for say 2-3 bedrooms on a medium sized plot. Not farang luxury, just something solid and liveable!

my 40 year old niece built a 3 bedroom, one bath house in 2020 to modern standards for about 600,000 baht. one bedroom is larger, about 3.5 meter by 3 and the other 2 are small for single beds or the typical Thai mat on the fllor. Its built of Q-Block, stuccoed, with a blue scope metal room, and UPVC windows with sliding screens.. bathroom is modern commode sink and shower with water heater on the wall. She had it built by a contractor from a nearby village who did a pretty good job. Mind you, prices have gone up on construction materials over the last 3 years..

400,000 and up. At 400 you will get absolutely basic, like this but with more walls/rooms, the house in the video was 300,000 and took 5 weeks.


The and up will probably go up to 1,000,000 but is totally dependent on what you consider finished and liveable
