EV in Thailand

Re: EV in Thailand
Brickbats aside, it does seem a hard sell that Bangkok EV owners are being prevented parking their rides under their flats. It may be a condo juristic rule, but that's way different from a legislated restriction. However, we know how rigorously 'rules' and 'laws' are enforced in Thailand.AlexO wrote: ↑August 9, 2024, 9:52 pmHe has told you Pratty. So working on your normal type of evidence it must be true. Judging by the amount of EV's tootling round the streets of Bangkok and Udon Thani, it's a bit of a stretch to believe that they are unable to get insurance. Once again however, maybe the cheap, compulsory 'por ror bor' insurance is all they ever bother with, and they ride the ragged edge of risk, just like in the good old days?

Re: EV in Thailand
Maybe my view as expressed was broad, when referring to Juristic Bodies as a whole, but it is based on past and present personal experience, when dealing with a number of Thai Juristic Building Management bodies in Watthana & Khlong Toei. That and the same of several close friends, given collectively we have a number apartments scattered throughout Thonglor, Phrom Phong, Ekkamai and Asoke.jackspratt wrote: ↑August 10, 2024, 9:07 amYes - I was wondering if there was any basis for your views, or whether they are just your thoughts.
I can say without a doubt that these current Juristic prohibitive rules, apply in at least 15 No Condo buildings, that I know off, in Watthana & Khlong Toei, the Rule being that, EV's are not permitted to be parked in their respective underground parking facilities. Furthermore, during recent inquires with several other Condo Juristic's, they too conveyed the policy related to EVs parking in their underground premises. I can confirm the same same concerns have also been expressed at a number of annual meetings, over the past three years.
Granted, I cannot speak for all the 800 No of so Condo buildings in Watthana & Khlong Toei or all of them throughout greater Bangkok, and some Juristic's may be a bit more forgiving with their parking rules.
I had the unfortunate pleasure of having to deal with several Juristic bodies over the past several years on matters of insurance. To summarize, they are pedantic to say the least, will procrastinate any insurance matters particularly if they might be held responsible or liable for them and they might have to pay costs. They are overly bureaucratic and that is saying something nice about them.
The Juristic's tend to resist making decisions and you need to squeeze everything out of them, when it come to the Juristic having to pay or spend money. If you know Thais and I am sure you do, when it comes to Bodies such as these, making a decision and or taking any form of financial risk, well it is just not in their human nature. They don't want to make one and they will not take on any financial liability.
Getting a a leaking building fixed, sewer pipes cleaned, the entrance lobby tiling repaired or a corridor wall painted, can be extremely frustrating, so I suspect getting your vehicle repaired or replaced because the one next to you caught fire would be impossible from them.
Their rules related to EV's and parking, may not be Thai Legislation, but they are as "Good As". When it come to dealing with the Thai Juristic Building bodies, they appear to have the final say regarding their rules and or their interpretation of them, that is if you wish to keep living or parking in that building.

Thanks pipo - I understand now, as it is based on your (and others) personal experiences.
I gather these Juristics are the equivalent of Body Corporates in Oz.

Unfortunately Thai Juristic Bodies tend to operate under their own Juristic Law and their idiotic interpretation of it, which they that dreamed up the night before whilst drinking Chang.
They do not abide by the Rule of Law, as a Body Corporates in Oz would have to.
Thai Juristic Bodies make up their own Law as they go along, especially where it involves "Insurance matters" and paying out on any Insurance Policy, that the Thai Juristic Body may have in place on that property. Their aim is to frustrate you into a form of accepting what they say or offer.
This is another reason why I expressed my view, because from my experience with them, if this were to happen in their building (i.e. a car catching fire and then damaging many other vehicles in the process), there is very little chance that the other vehicle owners would ever get reimbursed for their losses and if they did it would only be a partial reimbursement. Why because their are deals going on behind the scene I need to be careful what I say /know.

They sound more like my Texas HOA (Home Owner's Assoc) or "lawn nazis" who threatened me over my unkempt lawns. Got serious after I parked my own pickup on my own front lawn a couple of times while the broken driveway was being repaired, when they "advised" me in a letter saying they had the legal right to dispossess me of my home if I didn't stop.
