Land Around Udon

First time I have used this site so be gentle guys
Me and the TW want to purchase some land in Udon, we current have live out near Sakom area, but it just to remote for me and the kid about to start school soon
I was looking around 1 to 2 Rai just out of town (10 to 15 km), not sure what to pay for this or where to look, thinking of sending the TW to find some as want to avoid the extra price. (have check FBI realestate)
If any one should know of land up for sale at a realistic price could you let me know and I will send the TW to look at it,

Oh boy that is really tough I think anywhere from 300K a rai down. Depending on if it's rice land paved road,electricity, phone ect.

The guy that I have seen do well have been able to find a motivated seller, should be a few around these days finding them will be the key.

Maybe the best approach would be to rent a while and see what you can find with some time. From the sounds of it your planning on building so you will probably end up renting anyway.

That's the way to do it newby. My wife and I recently bought land. In May we started by telling family and friends in Udon that we were looking. Within a week people were stopping by on nearly a daily basis with land they wanted to show us. We looked at a bunch of pieces, and in July put some money down on a piece and then bought it in September.

Try some of the banks around town. They usually have repos available.

I am happy to tell you what i paid for land (hoping i didnt get shafted !!!)
3 years ago paid $70k for half rai being 40mx20m give or take
built fence being 1.2m high around land for $50k which the family did while we were back in NZ(hindsight mabey a little pricey)
bought land last year being 1 rai 40mx40m for $300k

yes all prices are thai bhart

Land is situated between tong fun and and ban dung (hope the spelling is right or approx 40min drive to Udon.

PS my advice is to keep hold on the land docs yourself ,ive heard stories of thai family members using them as gurantees to borrow money and yes i was asked as well.

I guess the answer would be if your happy with it, you didn't get shafted. 40 Mins out seems high to me. There are still ria's of a land within ten Klms of Udon with power on paved roads, for 300 K. But if the value was there to you then it was the right price.

also have the ownier of land give you at least a 30 yr lease, or gift of residence for life. that way if the worst happens and land should get sold from underneath you, you still live there, as the lease follows the land papers around. so someone can actually sell/buy land, but can't use until lease expires. 8)

a easy step to protect your arse. saved my butt. :lol:
