Real-estate in Udon Thani?

Sawasdee everyone.
I need help about chosing of a real-estate agent.
I want to live in Udon and I want to buy a house. So can anyone help me, telling who is the best and most trustworthy real-estate agent in Udon.?

Of course, there is only one choice for you, FBI Real-Estate in Udon.
Preben the owner, a Dane, has no mercy when it comes to conducting himself in the business correctly. The best you will find.

Ok so have a Danish real-estate in Udon. wow thats great, but that doesn´t mean that he is the best.

I've known many real-estate agents in my long life, married to one in the states, Preben is the best most honest one I've come to know. He is also a trustworthy friend, not much more I can say...

Why don't you just drive around and look and ask people about properties for sale. Maybe save some money.
Try it for a few weeks, if it doesn't work out, then consult a professional.
If you are not in Thailand at the moment, wait until you get here.
I can't think of too many more difficult things than a long-distance real estate deal.
Remember, real estate sales are down, so it's a buyers market, IMO.

Check in the classifieds on here,(maybe get a better deal) homes for sale pop up all the time.

Thank you all so fare for your answers. I been looking for house at different real-estates. There many many good looking houses, so it will not be easy to find one.

You are right jingjai, its probally best to wait until I am in Udon before I make my choose. I been i Udon a few times and I like the area, better than rest of Thailand.

IMHO the best way to buy in Udon would be :-

1) book a hotel for 7 days.
2) use the 7 days to ask about and find somewhere to RENT for 6 months.
3) If you still want to live in Udon after 3 months THEN (and only then) spend your time looking for a house to buy.

After 3 months you will have a fair idea of which part of Udon you would like to live in, together with what is available. There are quite a few "Farang" style estates dotted all over Udon now, and they are not going to be "sold out" in a few months.
There are also lots of Private homes for sale, which you will be able to go and visit.

no arguement here, he is excellent, just gave my house away to Ree, minimal land office fees, excellent advice, and the cost, a few beers. and, Ree, loves me so much, she is going tell sell the house now. oh my. so if you want to live in quiet, dead quiet. 11 kms off ring road, send me a pm, before i send it to FBI to sell, and price is negotiable. shameless plug, but hey, ME ME ME.

Use all of the above techniques. Go talk to FBI Udon, drive around and look for homes for sale. Hire a tuk-tuk and visit the new housing developments.

Post here, asking what people think of the various neighborhoods.

In general, people in Thailand tend to not list their houses with agents. FBI Udon can provide some value -making sure that the deal goes through in a timely fashion, maybe helping reduce the chance of fraud, helping get the title registered in the way you want. You will certainly want to look around on your own before making a decision; the turnover in homes is very slow here, so it will likely take you a long time to sell your home if you decide you would rather live somewhere else.

Try the banks, they have dozens of repos on their books, death, divorce, and debt.
Or..
A drive around the new housing delvelpments and you will always find a few "For Sale" sign tied on the front railings.

Hi.
When I moved here, over 2 years ago, i went to FBI estate agents they showed me a few houses which were to put ot bluntly Dumps. I kept asking about one they had in there adverts but they did not want to shw me it. In the end i contacted a friend that lives in Udon ond he took me to see this house. It was ideal so i bought it and have been happy for the last two years. So i would suggest you take a week to look around yourself and you will not be pushed into buying something you don't want.

There are about 6 to 8 new home sites and I found that if I did this on my own and not with FBI which for some reason many people like, he prices were lower than what FBI was asking on the very same house. I think the Thais are not used to Real Estate Agents getting such a big cut. Lake Shore Village is nice as is First Homes and the New Development on the way to Komyen village.

For all those thinking of purchasing a new home and wanting to avoid being involved with an agent.
REMEMBER where you're at!
There are a number, 7, I believe, title papers out there with only two being worth a darn.
Also, I had one friend check out his cheaped out purchase paperwork written in Thai a year and a half later, his wife could have read them, but how knows what when it comes to this stuff.
Come to find out his purchase paperwork was worthless. He found out the way the paperwork read, he hadn't purchased the property at all.
I heard one story, it was regarding a local resort. Some old Thai man came in with his title paperwork from 20 years back, claiming he actually still owned the property.
You need to be aware of these things before you make possibly your biggest investment here. Good idea to work with someone other than Thai family or family friends.
Do it correct the first time, and possibly save yourself big trouble later.
Take the paperwork you've been given from some personal deal, have it checked out at FBI, and pay if necessary, for Preben's expert advice.
You've been warned!!!

yes, a qualifiied and trustworthy real estate agent, or real estate lawyer is worth every baht.
