Real-estate in Udon Thani?

I and several friends have dealt with FBI and found them to be very professional.
Preben will give you very good advice, all you have to do is pop in to the office and ask.

Of course, I've heard of FBI Real Estate in Udon. Just a couple of questions. If Thai law prohibits foreigners from being real estate agents (which it does), how can a foreigner claim to be one? Also, is this "Preben" guy a licensed Thai attorney? If not, why would anybody go to him for advice about real estate or legal matters?

he is not a real estate agent, he washs dishes and cleans the windows at the office, fetches water, and an occasional beer. although he is as knowledgeable as his wife, and is willing to talk with you on any issue. his wife also has an excellent reference for lawyer, along with FBI, will look after everyone's interest fairly. it's nice to hear it in english so no mistakes, but you are right, he is not a registered agent, just the window cleaner who knows as much or more than your licensed real estate agent who might not be to interested in you favor.

REALTOR IS PAID BY SELLER!

First the realtor is not paid by you and therefore does not represent you. Regardless of how friendly he is a salesperson, not a lawyer, or your best friend even though he may be a farang. In many countries he has to give you a document clearly stating he does not represent you.
Secondly, if you want to buy a house please do a Google Search on Buying property and Selling property in Thailand. Many real estate law firms have detailed information on this subject. After reading this many farangs decide to rent only.
Lastly get yourself a Bi-Lingual Thai Attorney who specializes in real estate law and do not get a attorney associated with your realtor or real estate company. Your Embassy has a list of Bi-lingual lawyers but they do not make recommedations. Ask Udon Map members who they recomend and make sure that the lawyer is not connected to the realtor or the real estate company. The old rule buyer beware and follw the money is a good idea. If you follow the money then you know that the seller and the realtor has the closest relationship and not you/.

Hello to all of the forum... My self and wife are having discussions with FBI regrading renting out our house in Udon Thani. Do any of the members here have specific experience with renting their house out through FBI?

Is your experience business like ....good.... or otherwise ?

Any replies would be welcome......you can also message me if you prefer.

Morning John,
We rented a house near Nong Prajak for 12 months nearly 4 years ago now.
Prior to that we rented an apartment near Nong Sim for a month.
On both occasions we used FBI.....never had a problem with them and found them very professional.
Also when you go to pay your monthly rent,Preben will invite you into his office for a free Heineken or two :D
Dont think you will have a problem with them.Lots of guys who have used them speak highly of the service.

Hi Zidane....thanks for your reply.....however you misunderstood me....I was hoping to hear from people who have given their own property (owned by their wife ) to FBI to rent out for them.....

also had some dealings with them, not using them to rent my house. but looking at their rental listing. probably a better review of what you want. you list, they rent, the rest you agreed on. now how is their service? very professional and friendly. so anyone coming to look for or at your rental will be taken care of, which takes care of you. i would trust them with my rental, or else it is just word of mouth, which for sale is ok, but rental, even harder. they will be getting my listing to sell my house soon. in couple weeks. have a couple prospects, then i give up, over to them. i've done all i can think of, with no results. limited coverage.

for rental, i would use them. if good rental, should go fast with them. i didn't act on 2 of theirs, and they were gone when i returned. there is a need for decent rental listing. or else it's the drive up and down the sois and look. fine for married or in relationship farang, but very hard for single person, which there are many.

Hi Laphanphon...thanks for the reply..but again I am really hoping to hear from people who have had their own ( usually wifes ) house rented out for them by FBI...........there are a number of very different issues that relate to this side of the business.....some such as .....did the real estate company return your rent ( less their fee ) ASAP ?? ......or....did they check into the person renting your property to see if they would be a good tenant ??......or did the real estate company manage your property and take care of any problems during the course of their management agreement ??... has any one given them repeat business to rent their property out again and again........

Sorry to be asking again.....but still not heard from anyone who actually had FBI rent out and manage their property...hope this explanation helps this time for the " review " I am looking for.....

Feedback Renting Out of Houses Through FBI in Udonthani

I have rented my house out during the last 3.5 years in Udonthani through the FBI on three different occaisons and each time the service and follow-up has been excellent. In my experience the FBI staff are loyal, trustworthy and I can recommend their services. The only negative comment is that I do not like smoking and the Manager smokes in his office. However when I asked him during my last visit to please refrain he did so without objection.

:razz: to john from perth.I am currently using FBI to rent out our house in Udon we bought the house last year,Preben from FBI rented the house out fairly quickly,we always have recieved are money on time.He tries to take care of any problems himself,without you having to worry.I come from perth myself,and knowing my house is in safe hands is very important to my wife and i too.Thats why i recommend Fbi when it comes to buying or renting a house in Isaan.

Wow!! Snefrid certainly a glowing reference for FBI. Oh by the way I see you just joined the forum the same day as you posted this ( your first post ) comment even though one could assume you have been in and out of Udon for over 3.5 years... you must feel very strongly about how good FBI are and after 3.5 years exposure to this forum you felt the need to comment for the first time.....Hmmmmmmm.. ..Thanks mr passout ...I would say again this is a glowing recommendation for FBI!
I see you posted it about the same time as Snefrid.

By these outstanding referrals it certainly seems FBI are the first and best in Udon.

As our old friend in Bangkok used to say...."any comment would be superfulous"

I have nothing else to do with Preben, but only some inqueries to some properties. His service is fast and answers come properly. He also remember me every Christmas by sending Season email to me.

I did understand that Preben only is between owner/renter and customer and his job end when agreement is done between customer and owner.

Does he really have money collecting from customers and if, how does he manage with person who does not want to pay his rent?

Sometimes, very seldom, it happens that all furniture in house has been destroyed and last rents are unpaid. Finding a company -not insurance company- which can quarantee that house owner do not have to worry about that kind of things is more that value for money. Of course this service can not be free. How much this follow-up does cost?

I have experiences in renting through same company to two different couples. First one lived in my apartment less than 5 months, but destroed 2 doors, walls in two rooms, one door lock and did some other smaller changes to the outlook of my apartment. Company found replacement for that couple sooner than I thought and I did not have time to repair my apartment. The new couple made all repairs as they wished and i paid it to them. Two happy couples in that way. This is just one example that you can not blame or trust blindly to company. It is always up to persons they can find and sometimes records do not show anything alarming.

One question to make is of course to ask motives from the agent: What is the principle he uses to pick candidates? Some looks only money, some try to find trustworthly person, some even try to find person who propably will stay there longer that 3 month...

If you are still looking for a house, I might sell mine. I live 9 K's past big C at Baan Sookasem. three bedrooms, two baths, 4 air con. Replacement cost excess of 2.1 mill. I would sell full furnished for not less that 1,675,000. I have expensive furniture. Gf just left me to be a ***** in Pattaya. call swami at 0878 543 311.
